Where Bayshore Beautiful is
Bayshore Beautiful is a South Tampa neighborhood bordered by El Prado Boulevard to the north and Bayshore Boulevard to the east, with Ballast Point to the southeast. Being this close to Hillsborough Bay and the Bayshore walkway is the draw, and it is also why the land here gets so much attention from builders.
Much of the original housing is one-story and decades old. Many of those homes were built low to the ground, before today's flood elevation standards. A newer house on the same lot is typically raised and built to current code. That difference is where a lot of the value sits.
Flood zones and the 50% rule
Low-lying blocks near the bay are in FEMA special flood hazard areas, and some homes in South Tampa took on water during the 2024 hurricane season. If your home was damaged, or if it needs a major renovation, the FEMA substantial improvement and substantial damage rule matters. In general, when repairs or improvements equal or exceed 50% of the structure's market value, the whole house must be brought up to current flood standards, which often means elevating it.
Elevating an older slab home is expensive and sometimes not practical. That is a big reason so many flood-zone houses are replaced instead of repaired. Our guide on the 50% rule for older flood-zone homes goes into more detail. We are not attorneys or engineers, and your flood zone is parcel-specific, so check the FEMA map and talk to the city's floodplain office.
If your house flooded and you haven't repaired it
Some owners are still sitting with a gutted or half-repaired house, weighing insurance money, contractor quotes and permit questions. You do not have to finish that project to sell. We buy houses in the condition they are in, including after water damage. Mortgages, liens and back taxes are paid off from the sale at a licensed Florida title company.
If you are working with an insurance claim or a mitigation grant program, talk with them before you sign anything with anyone, including us. Some programs have rules about selling while an application is open.
What we look at on a Bayshore Beautiful lot
- Lot width and depth, and whether you hold more than one platted lot
- The flood zone and the base flood elevation a new house would need to meet
- Large protected trees that could limit the building footprint
- Zoning, setbacks and any easements
- Whether demolition needs an asbestos survey, which is common for older homes
Our page on what builders look for walks through these in plain language.
Respecting the years you spent there
Plenty of Bayshore Beautiful owners have been in their homes since the 1970s, 80s or 90s. Selling is a family decision, and it should not be rushed. We do one walkthrough, give you a written offer, and leave it with you. If you want your kids involved, we are glad to talk with them too. You pick the closing date, from about a week or two out to several months, so the move happens when you are ready.
Tampa Teardown is run by 131 Cash Home Buyers. We pay normal closing costs and charge no commissions. If listing makes more sense for you, we will say so.
