The houses that came first
Sunset Park lies along Old Tampa Bay on the west side of South Tampa, running south from Beach Park toward El Prado. Much of it was built after the Second World War, and finger canals were dredged to create waterfront lots. The original housing is largely mid-century ranch homes: single story, often concrete block, built on a slab close to the ground.
Those ranches were good family houses, and many still are. But building standards near the water have changed a great deal since they went up. Newer homes on these blocks are typically raised to meet current flood elevation requirements, and that is the main reason so many older Sunset Park homes end up replaced instead of remodeled.
What the 2024 storms changed
Low-lying and waterfront parts of Sunset Park took on water during Hurricane Helene in 2024. Older homes built on grade were hit hardest. Many owners are now facing a hard set of questions: repair, raise the house, rebuild, or sell.
Under the FEMA substantial damage and substantial improvement rule, if repairs or improvements equal or exceed 50% of the structure's market value, the house must generally be brought into compliance with current flood rules, often by elevating it. Read our guide to the 50% rule and older flood-zone homes. We are not attorneys or engineers. The City of Tampa makes the substantial damage call, and your flood zone is specific to your parcel.
Selling without fixing anything first
You do not need to repair storm damage, pull permits, or empty the house to sell to us. We buy as-is. If drywall is cut out and the floors are bare slab, that is fine. Leave what you don't want. Any mortgage, liens or back taxes are paid from the sale at a licensed Florida title company, and we pay normal closing costs.
If you have applied to an insurance or mitigation program, check with them before signing a sale contract with anyone. Some programs have rules about selling.
Canal lots, interior lots and what drives value
Canal-front lots are treated differently from interior lots. Seawall condition, dock rights and water depth all matter to a builder, as do lot width, protected trees and setbacks. An interior lot can still be well worth building on. We look at every lot on its own. For an overview, see what builders look for.
Our offer is based mainly on what the land is worth to a new-construction buyer, minus demolition and the risk and holding costs we carry. It is below full retail. If your house would sell for clearly more on the open market and you have time to list it, we will tell you.
Take the time you need
For many Sunset Park owners, this house is where the kids grew up. Deciding to sell after a storm can feel rushed, and it does not have to be. Get your offer, talk it over with family, and set the closing date when you are ready. Tampa Teardown is run by 131 Cash Home Buyers, a St. Petersburg company buying houses around Tampa Bay since 2018.
